How far apart should manholes be on a UAE drainage run?

The pipe schedule is priced, the trench is set out, and then the drainage layout comes back from the consultant with three more chambers than the estimate carried. That’s the call we get on a manhole order more than any other. Not a question about the chamber itself. A question about how many, because someone counted the pipe and not the access.
So here’s how manhole spacing actually works on a UAE drainage run: where each chamber has to sit, what forces an extra one, and how to work out the quantity before the drawing surprises you.
How far apart should manholes be on a drainage run?
Spacing is a maximum, not a target you pick to save money. On a straight gravity run, chambers typically sit anywhere from about 30m to 90-100m apart, closer for small pipes cleaned from the surface, further for large sewers a person can walk. But that maximum only tells you the longest a straight length can go without access. The chambers that matter most aren’t spaced at all; they’re forced by the shape of the network.
Every drainage run is a set of fixed points with straight pipe in between. A manhole has to go at each fixed point regardless of distance. Only after those are placed do you look at the straight sections and ask whether any exceed the maximum spacing. Get that order right and the quantity stops being a guess.
Where does a manhole have to go, regardless of spacing?
At six kinds of point, and these come before any distance rule. Miss one and the run either can’t be cleaned or can’t be built to the levels on the drawing.
- The head of each run. The upstream end, so the pipe can be rodded and flushed from the top.
- Every junction. Wherever a branch meets the main line, you need a chamber to make the connection and access both directions.
- Every change of direction. A gravity pipe runs straight between chambers, so a bend needs a manhole to turn the flow and stay rod-accessible.
- Every change of gradient. Where the fall of the pipe changes, the invert is set and checked at a chamber.
- Every change of pipe size. Stepping up in diameter down the network happens at a manhole, matching soffit levels.
- The outfall connection. Where the run ties into the downstream network or an existing chamber.
Place those first. On a branched site network that alone can be most of your chambers, which is why a short, twisty layout often needs more manholes than a long straight main. Once the fixed points are down, you check the straight lengths between them.
Does the pipe size change the spacing?
Yes. The size decides how the pipe gets cleaned, and that decides how close the chambers sit. A small pipe is a non-man-entry run: nobody goes in, so a blockage is cleared by rodding or jetting from a chamber, and the chambers have to be close enough to reach it. Historically that’s around 45m for rodding access. A large man-entry sewer a person can physically access allows a longer run, commonly up to about 90-100m between chambers.
That split is why you can’t quote spacing off pipe length alone. A 300m foul branch in 150mm pipe carries more chambers than a 300m trunk sewer in 900mm pipe, even though both are the same length on plan. The chamber size and type at each point follows the same logic: a man-entry sewer needs a chamber big enough to work in, which is one of the things that moves the cost.

The first five and the last are fixed by the network. Only the “long straight run” row is a spacing decision, and even that is a ceiling the design engineer confirms, not a lever to stretch.
How many manholes will my run need, and what does that cost?
Count the fixed points, then fill the straights. Take the layout, mark a chamber at the head, at every junction, bend, gradient change, size change, and the outfall. That number is your minimum. Then measure each straight length between marked chambers and drop in another wherever it beats the maximum spacing for that pipe size. Add them up and that’s your manhole schedule.
The reason this matters to the budget: each chamber is a real unit, not a fitting. We supply precast manholes made to order in C35/45 to C40/50 concrete, cast to BS EN 1917, and depending on depth, diameter and cover class they run roughly AED 3,500 to AED 18,000 each. A chamber the depth of a deep foul junction, with a D400 cover to BS EN 124 for a carriageway, sits at the top of that; a shallow inspection chamber on a footway sits near the bottom. Three chambers the estimate didn’t carry is real money, which is exactly why counting the fixed points early is worth the ten minutes.
Where the run meets a road, the catch basins and gullies feeding it are their own count on top of the manholes. A stormwater layout carries both, and they’re easy to conflate on a take-off.
What standard sets manhole spacing in the UAE?
UAE drainage design generally works to BS EN 752 for drain and sewer systems, alongside Dubai Municipality or Abu Dhabi Municipality drainage requirements and, above all, the project’s approved and stamped drainage design. The precast chambers are manufactured to BS EN 1917 with covers and frames to BS EN 124. The spacing figures above are typical design practice, not a clause you can spec from; the governing distances are whatever the consultant’s drainage drawing and the local authority set for that job.
